Despite the recession, the UK rental market remains buoyant. While they wait for property prices to fall, people wishing to buy are prepared to wait and let instead. However, the combination of a stagnating property market with the `buy to let` market could mean that with an increase in available properties to rent, too many rental properties could result in a lack of increase in rental prices.

A town located in County Durham, Darlington has a population almost totalling 98,000. Back in 1997, the Borough became a unitary authority area which separated it from the non-metropolitan county of Durham. It now constitutes part of the Tees Valley. The town centre offers an independent shopping experience, a welcome diversion from the usual high street names. Designer stores are located on Grange Road, with art galleries and restaurants to be found in Duke Street. Sport plays an important part in Darlington, with its own football and Rugby teams and cricket clubs. Sporting facilities can be enjoyed at the recently refurbished Dolphin Centre.

Summer 2008 witnessed the opening of the Eastern Transport Corridor which links Central Park (Haughton Road), the north east section of Darlington town centre to a new roundabout on the A66, a £5.9 million five mile road leading to the Darlington Eastern bypass. Easy access to Darlington is also available at nearby Durham Tees Valley airport, located approximately 5.4 miles outside of Darlington. Although a small airport, it serves the UK and European airports. Darlington railway station enjoys good rail links with regular services nationwide.

Leisure wise, The Heritage Lottery Fund recently oversaw the stunning restoration of its 94 acre popular recreation area, South Park. For cultural interest, visit Darlington`s Civic Theatre, Arts Centre and the Forum Music Centre. Not to be missed is the annual Darlington dog show.

There are several letting agencies in Darlington and the surrounding area with properties varying from one bedroom flats with a monthly asking price of approximately £400, through to four bedroom houses with rents in the region of £1,000 per month. Check out council tax amounts with the local authorities, too.

Renting comes with the freedom of moving (after giving the landlord adequate notice) without the stress of selling.Research the area well, locating its facilities, through property management agencies as well as private landlords and high street estate agents. View all properties that interest you and make a check list beforehand. Ask the agent about fees for references and credit checks, and ensure you are not overcharged. Renting with others makes financial sense but only if you can sort out any money disputes without hassle. Try haggling over the rent amount to get a discount. Have your deposit, first month`s rent and subsequent rent amounts arrive punctually. Do a full inventory on moving in and refresh yourself with your tenancy rights. If any problems ensue, fight for your deposit.
